Initial Conversation
Before anything else, we want to understand who you are, what you're hoping to achieve, and whether we're the right practice for your project. This isn't a sales meeting. It's a genuine conversation about your site, your budget, your timeline, and your aspirations. We're candid if we think the scope isn't achievable, and enthusiastic when we see the potential.
Pre-Design
We begin with a thorough site evaluation: planning scheme overlays, heritage controls, ResCode requirements, council policies, solar orientation, views, topography, and neighbourhood context. This stage is unglamorous and essential. It determines what's possible before we commit to a direction.
Concept Design
The brief becomes a design. We work through sketch options, test ideas, and develop a shared vision for the project. You see how the thinking evolves from loose sketch to CAD drawings and 3D models. This is where the conversation is most open, and where your input shapes the architecture most directly.
Town Planning
Where a planning permit is required, we prepare the full application package and coordinate with town planning consultants for lodgement and assessment. We know the councils we work in, and we know what they respond to.
Design Development
The concept is resolved into a building. Every material, junction, and space is selected and detailed. We work closely with structural engineers, energy raters, and specialist consultants to ensure the design performs as well as it looks.
Contract Documentation
This is where architecture earns its keep. Thorough documentation protects your budget, reduces variations, and gives builders the clarity they need to price and construct the project accurately. We produce complete drawing and specification packages for building permit, tender, and construction.
Tender and Builder Selection
We have long-standing relationships with builders who work to our standards and understand the rigour our documentation demands. We help you evaluate tenders, compare quotes, and select the right builder for your project.
Contract Administration
We remain engaged throughout construction. Regular site visits, clear communication with the builder, and timely responses to RFIs ensure the design intent is carried through to the finished building. What gets built should match what was drawn.
After Completion
We stay in touch. Many of our clients have worked with us across multiple projects and over many years. Those long-term relationships are part of how we understand what makes a house genuinely liveable, not just resolved on paper.
